Nu-Dimension Design and Drafting is owned and operated by Nuno Pacheco, a 1994 graduate of the Architectural Technician program from Loyalist College in Belleville, Ontario. With years of residential design and drafting experience, Nuno displays his devotion, creativity, construction knowledge, and professionalism with every project he leads.

Yes, both the owner/operator and Nu-Dimension Design and Drafting as a firm are certified and hold BCIN (Building Code Identification Number) through the Ministry of Municipal Affairs and Housing, House Category.
The initial design drawing consultation is approximately 1.5 hours in duration. During this initial meeting, the client can present a conceptual layout (a sketch, magazine photos, or written notes) which expresses the visions and desires the client has for their custom home. Together with the head designer, a discussion will take place in regards to design options, details, and functional aspects of a plan. Construction intentions and materials will be also noted by the designer.
Rates vary depending on the complexity of the plan, the design hours involved and the total amount of square footage of the plan. Design hours for instance are billed on an hourly basis and working drawings are billed by the total square footage of the house. For budgetary purposes, an estimate can be provided during the initial consultation.
Yes, changes are welcome (and expected) to the design drawing. Redlining a design is critical in producing the house of your dreams. Your input along with the creativity of the designer will result in an exceptional home that resembles your vision.
Although we offer design services, we will create detailed construction plans (working drawings) from a design you have prepared.
Working drawing samples are available for review at the initial design consultation.
At Nu-Dimension Design and Drafting, we draft custom construction drawings (working drawings). Drafted to the current part 9 Ontario Building Code standards, working drawings are fully dimensioned and detailed with accuracy. Architectural inserts are included for unique details such as gable ends, columns, wall niches, and trellises. We prepare a minimum of one custom cross section and include: building notes, spatial calculations, wall sections, elevations, and floor plans. Nu-Dimension Design and Drafting provides the House BCIN certification stamp on drawings along with the Schedule 1 (Designer lnformation Sheet) required to form part of the building permit application. When applicable, an Energy Efficiency Design Summary (EEDS) is also provided for the building permit application.
